Lease Terms

What are the income and credit qualifications?


Income must be 3X rent, No rental collections within the last 5 years, no non-discharged bankruptcy within the last two year.

What is acceptable “proof of income” to sign a lease?


Offer letter, paystubs, bank statements

What happens if I qualify for an apartment, but my roommate does not?


Your roommate cannot live in the community.

If I get a job transfer, can I break the lease?


Yes, we have a lease break option. In order to break the lease you’re required to a 60 days’ notice plus 2 months’ rent for the lease break fee.

Can I change to a month-to-month lease plan after my first year?


Yes, once your original lease is over, you can choose to go MTM.

How long is the term of the lease?


3–15-month leases

Do you accept leases for short terms?


Yes, 3 months if available.

Do you offer furnished apartments?


No, however we do work with a third party that can help furnish your home. 

Do you offer corporate apartments?


No

When is my rent payment due?


Rent is due on the first of each month and late after the fifth of the month.

What day of the month am I liable for a late charge?


On the 5th day of the month, you will occur a late fee.

Will you accept electronic payments from my bank?


Yes

Is there a place where I can pay my rent after office hours?


You will be able to pay online 24/7.

There is a person who might be staying with me for a while, is that permitted?


After 7 days, you will need to add the person to the lease.

My children live with me in the summer; do I need to notify your office when they arrive?


Yes, this will help us keep good communication and or if they need anything from us.
